Lagos government urges tenants to report landlords requesting rent beyond one year

The Lagos State Government has urged residents to report landlords or agents demanding more than one year’s rent as part of efforts to regulate the real estate sector and protect tenants from exploitation. Barakat Bakare, Special Adviser on Housing to the Lagos State Real Estate Regulatory Authority (LASRERA), made the appeal during an interview on TVC’s Your View, stressing the administration’s commitment to property market reforms aimed at improving accessibility and fairness in housing.

Bakare stated that the state is reviewing its tenancy laws to address common disputes, particularly those involving caution fees. She encouraged residents to file complaints either online or at the LASRERA office in Alausa if landlords violate rent limits, adding that landlords are only permitted to collect a maximum of one year’s rent at a time.

She noted that the state is actively engaging with landlords, developers, and property associations to promote fair practices and ensure transparency in housing allocations. Bakare also advised tenants to confirm the registration status of agents and developers through LASRERA to avoid fraudulent transactions.

She emphasized that the government’s aim is to ease the housing burden on Lagosians by fostering a more humane and regulated rental environment, while also clarifying the distinct roles of lawyers and agents in real estate transactions.
